Felicity in Lublin - the place to be

Big, modern and beautiful. The Felicity shopping centre in Lublin is set to live up to its name, when it opens at the beginning of 2008. The development is on course to be completed on time and will become the biggest and most attractive shopping mall in the Lublin area.

Located close to where the planned Lublin Science and Technology park will be built, and close to the main road to the regional airport in Swidnik, Felicity is one of the most hotly anticipated economic events of recent years. The centre was designed by Boleslaw Stelmach, an will be both beautiful and modern, as well as becoming the largest shopping centre in Lublin. It is a EUR 100m investment and will include a multiplex cinema.

The complex will be a real boost for the region, extending and modernizing shopping facilities for the residents of Lublin and the region as a whole. So far there has been a gap in the market for such a large shopping centre in Lublin, and it is hoped that such a large project will also attract other investments in the area. The project will also house leisure facilities, including a multiplex cinema with 4,000 seats.

“Our ambition was to create a centre that the inhabitants of the Lublin region would be proud of,” says Richard Lesniewski, the president of Gray International. “Construction will begin next spring. We are currently negotiating leasing contracts with the most important clients. I have to admit that talks are very promising.”

Felicity is also a very interesting and challenging architectural concept, the main element of which was designed by Stelmach & Partners, Lublin’s best known architects. Chapman Taylor, the well known British architectural and design firm, has been asked to design the interior of the center. They are working on a scheme which aims to take advantage of the unique elements of each part of the building’s design.

Felicity will cover a total area of 250,000sqm, of which 125,000sqm is leasable space. The centre will house 200 shops and boutiques, a hypermarket, DIY store, electronic and home appliances outlets, a furniture shop, restaurants and cafes as well as a car park with space for 3,000 cars. Felicity will provide 1,500 permanent jobs and a further 2,000 jobs during the construction process.

The subsidiary investor of the project is Polish company, gray International. Their portfolio of real estate investment projects in Poland includes many other developments throughout the country, including innovative, large-scale urban projects such as the regeneration of the Granary Island, a 30ha plot in Gdansk.

Gray International has been operating on the Polish market since the beginning of 2003. They specialize in the design and development of large investment projects employing a modern combination of urban strategy and applying innovative elements of financial engineering. Although Gray International is a Polish company, they are able to take advantage of the long and successful experience of the Paris-based company of the same name.
